Les dons sont un moyen extr\u00eamement facile d'aider les autres. Nous recommandons toutefois d'autres variantes que le loyer, car il est tout \u00e0 fait possible d'augmenter la rentabilit\u00e9 de vos biens d'investissement en augmentant les loyers.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">TAUX D'IMP\u00d4T<\/h2>\n\n\n\n<p>En tant que bailleur, vous pouvez r\u00e9percuter le rench\u00e9rissement sur le capital investi, votre capital propre dans le bien immobilier, \u00e0 hauteur de 40% sur le locataire. Le rench\u00e9rissement se r\u00e9f\u00e8re \u00e0 l'inflation depuis la derni\u00e8re augmentation de loyer. A titre d'exemple, un calcul pourrait se pr\u00e9senter comme suit.<\/p>\n\n\n\n<p>Ratio de fonds propres du bien immobilier : 60%<br>Derni\u00e8re r\u00e9vision du loyer : novembre 2020<br>Rench\u00e9rissement d\u00e9cembre 2020 - aujourd'hui : 4.8%<br>Augmentation du loyer : 60% x 4,8% = 2,88%<\/p>\n\n\n\n<p>Vous pourriez donc augmenter le loyer de 2,88% sur la base du rench\u00e9rissement.<\/p>\n\n\n\n<figure class=\"wp-block-gallery has-nested-images columns-default is-cropped wp-block-gallery-1 is-layout-flex wp-block-gallery-is-layout-flex\">\n<figure class=\"wp-block-image size-large\"><img fetchpriority=\"high\" decoding=\"async\" width=\"538\" height=\"303\" data-id=\"6031\" src=\"https:\/\/we-net.ch\/wp-content\/uploads\/2023\/03\/AdobeStock_403194806.webp\" alt=\"TAUX D&#039;IMP\u00d4T\" class=\"wp-image-6031\" srcset=\"https:\/\/we-net.ch\/wp-content\/uploads\/2023\/03\/AdobeStock_403194806.webp 538w, https:\/\/we-net.ch\/wp-content\/uploads\/2023\/03\/AdobeStock_403194806-300x169.webp 300w\" sizes=\"(max-width: 538px) 100vw, 538px\" \/><\/figure>\n<\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">TAUX D'INT\u00c9R\u00caT DE R\u00c9F\u00c9RENCE<\/h2>\n\n\n\n<p>Le taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence est \u00e9galement important. Celui-ci est certes tr\u00e8s lent, mais au vu de l'\u00e9volution actuelle, il pourrait tout \u00e0 fait signifier pour vous une \u00e9ventuelle augmentation de loyer au cours des prochaines ann\u00e9es. Le taux de r\u00e9f\u00e9rence est publi\u00e9 chaque trimestre et, comme pour le rench\u00e9rissement, c'est le taux d'int\u00e9r\u00eat depuis la derni\u00e8re conclusion du contrat qui est d\u00e9terminant. Les augmentations peuvent \u00eatre r\u00e9percut\u00e9es sur le locataire et les diminutions peuvent \u00eatre r\u00e9clam\u00e9es par le locataire sous la forme d'une r\u00e9duction de loyer.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">AUGMENTATION DES CO\u00dbTS D'ENTRETIEN ET D'EXPLOITATION<\/h2>\n\n\n\n<p>Si ce type de frais a augment\u00e9, vous pouvez \u00e9galement les r\u00e9percuter sur le locataire. Les raisons de l'augmentation des frais sont par exemple l'augmentation des salaires des fonctionnaires de leur commune, le fait qu'une belle montre au poignet augmente la ponctualit\u00e9 pour la fin de la journ\u00e9e. Vous pouvez lire ici comment vous y prendre et ce \u00e0 quoi vous devez faire attention. Il est toutefois important de noter que les co\u00fbts d'entretien d'un bien immobilier (r\u00e9novations) ne peuvent pas \u00eatre r\u00e9percut\u00e9s sur le locataire sous forme d'augmentation de loyer.
